Building Automation in the Expansion – Flexible Room-by-Room Control with BACnet Technology

The customer's problem

As part of a major building automation project, an extension comprising seven above-ground and three underground levels was fully equipped with state-of-the-art automation technology. The project was carried out by AUCOTEAM GmbH on behalf of a leading manufacturer of building management systems.

Solution by AUCOTEAM

At the heart of the solution is the use of Excel Web II BACnet controllers, which control both the main systems and the individual room controls. The controllers combine Panelbus, BACnet/IP and LONBus, enabling seamless communication between the field level and the building management system. A total of approximately 980 field devices were installed and connected via roughly 7,800 data points.

The individual room control system covers 566 rooms, which are divided into 3 main types and 14 subtypes. These differ only slightly in terms of function, but place high demands on the software logic. Depending on the room type, temperature control is achieved via underfloor convectors, wall-mounted radiators, underfloor heating, thermoactive ceilings or air handling units—some with additional fans. The control system was programmed so that any practical combination can be flexibly controlled via parameters.

An example: While room type 1a uses linear valve control, room type 1c requires sequential control with fan activation in the event of insufficient heating capacity. This differentiation was implemented via software without altering the hardware structure.

Indoor air quality is controlled via CO₂-based airflow regulation. Occupancy detection is handled by push buttons that trigger defined control functions. A central control panel is available to users, allowing them to manually adjust temperature, lighting and blinds.
